Step by step
The following step by step guide is for buildings containing between two and ten modules. For buildings containing only one module or greater than ten modules please contact an AIM representative.
Step 1
- Contact an AIM representative to establish a client brief in order to determine your aims and assess the appropriateness of the system for your needs. Typically you will be asked to complete a client design and estimate application form in order to help us establish your specific aims.
Step 2
- For an initial design fee of $1,500 (GST inclusive) for a building of between two and ten modules (excluding any survey work or site visits), AIM will prepare a schematic design (in accordance with your brief) and a construction quote with a schedule of fixtures and fittings.

Step 3
- AIM develops the design for Council development approval. Once development approval has been obtained, detailed construction documentation is produced and submitted to Council or the Principal Certifying Authority (PCA) for Construction Certificate Approval. AIM takes care of all aspects of the Council approval process using preferred consultants experienced with the system and obtains the necessary BASIX (energy rating) certificate.
Step 4
- Once full construction documentation is completed AIM will tender your project to preferred fabricators and builders experienced with steel framed systems.
- AIM will advise on the preferred tender approach for your project e.g. traditional lump sum or more flexible project management, complete works or only to lock up.

Step 5
- AIM advises on the various tenders received and prepares contract documentation ready for signing with the selected builder.
Step 6
- Fabrication and construction, progress payments, home warranty insurance etc all proceed in accordance with the contract conditions.
